Crops Tracts 1 & 2 are cash rented through harvest of 2013 wheat crop. Buyer to receive cash rent payments for the 2012 & 2013 crop years in the following manner:
TRACT I: Yearly total of $3825 in payments of $1912.50, to be paid May 1, and November 1 of respective crop year
TRACT II: Yearly total of $8280 in payments of $4140 to be paid on May 1, and November 1 of respective crop year. Pasture is not leased.

Current cash rent tenant to retain all of 2012 and 2013 FSA payments. Buyer is responsible for registering as new owner and any future programs.  Farms may need to be reconstituted by Sedgwick County FSA, and their decision is final.

Tax Information

Seller will pay all 2011 and prior years taxes.  Tracts I & II, the Buyer is responsible for all 2012 taxes.  Tract III, Seller will give Buyer a credit of $642 at closing for estimated pro-ration of 2012 taxes. 

2011 taxes were:  Tract I $358.32 general and $3.92 specials.  Tracts II & III  $2792.38 general and $5.70 specials.

Easements Buyer to accept any and all easement, restrictions, roadways and right-of-ways of record.
Earnest Money

Closing On or before  May 26, 2012 at Kansas Secured Title.  Buyer and Seller to share equally title policy and closing costs.
