Property Location:

From Peabody's west side:  Take Nighthawk N to 140th. Turn E (right) on 140th. Go 2 miles E on 140th to Pawnee (in Aulne).  Turn N (left on Pawnee) and go 2 miles to 160th. Turn E (right) on 160th, go 3/4 mile to house.

From Marion: go 1.5 mile W on 190th to Quail Creek, S 3 miles on Quail Creek to 160th, then west on 160th, 1/4 mile to house.

Manner of Auction: Selling 2 separate tracts in order by number to the highest bidder.  Tracts will not be offered in any combination. Both tracts are subject to Seller approval. If tracts are sold separately, a survey will be done prior to closing establishing boundary and legal description. Buyers of Tract I & Tract II will share equally the cost of the survey.
Property Description:

TRACT I - Farm Land:  the property consists of approximately 137+/- acres to be determined by survey and includes 53 acres of pasture with 3 ponds.  Approximately 83 acres tillable.  NE corner of property is home site described above.

TRACT II - Farm House & 8+/- acres:  This home was built in 1920 and remodeled in 1970. There is a non-conforming bedroom in the basement along with safe room and living area. Beautiful living area overlooking the two sided triple deck that shadows the North and West side of the home. The deck is covered with retractable awning and trumpet vines encompass two large arbors along both sides of the deck.  Property has numerous fruit trees along with many flower beds and shrubs. Crops: Buyer to receive all 2013 crops.

Earnest money terms:

TRACT I:   $30,000
TRACT II:  $15,000

Earnest money is due at contract signing made out to Hannaford Title Company and is non-refundable and not contingent on financing.

Closing date/place: Closing on or before May 24, 2013 at Hannaford Abstract and Title Marion, KS. Buyer and Seller to share equally title policy and closing costs.
Possession: At closing on both tracts.
