Property Location: From K-42 and K-49 junction; south 1/2 mile to Wilson, west 1 block

Manner of Auction: Offering Post Office building and vacant lot north of building as one property to the highest bidder.  A 10% Buyer's premium will be added to the highest bid for the total contract price.

Property Description: 667 sq. ft. building with a half bath set up for US Postal Service on a 7000 sq. ft. lot, and a contiguous 3500 sq. ft. vacant lot to the north of the building.  The building is in a current 5 year lease through January 31, 2015 at $4,000 annually, paid monthly.  USPS has option to renew lease for another 5 year term at $4,750 annually, paid monthly effective 2-1-2015 through 1-31-2020.  USPS may cancel lease with 90 day notice.

Tax Information: Taxes to be prorated at closing. 2013 general taxes totaled $1,684.34 including $5.94 special taxes.

Easements: Buyer to accept any and all easements, restrictions, roadways, and right-of-ways of record.

Earnest money terms: $2,000 non-refundable earnest at contract signing, made out to Kansas Secured Title.
