Property Location: 1.5 Mile North of K-42 Hwy on 263rd St. W.  (Viola Rd.)

Manner of Auction: Real Estate sells As-Is, Where-Is, in its present condition and will be accepted by the Buyer(s) without any expressed or implied warranties or representations from the seller(s) or their agent(s).

Septic System: The Wichita - Sedgwick County Metropolitan Area Building and Construction Department has failed the current septic system in use on this property.   See all info in Buyer Info Packet.

Flood Plain:

The Wichita - Sedgwick County Metropolitan Area Building and construction Deparment has studied this property and has determined that the south portion of the garage attached to the house is in the flood plain, and therefore would be required to have flood insurance if bought with a loan.  Buyer is responsible for checking with insurance companies for costs and information regarding flood insurance.
