FSA.  10.8 acres are in a CRP contract until September 30, 2020 at an annual payment of $499.  Buyer will receive 2015 payment.  Buyer must adhere to current CRP contract or repay entirety of to date CRP payments.

Minerals: Minerals may not be intact. Seller is believed to own 1/16 of minerals. Status is being researched.

Tax Information: Seller responsible for 2014 and prior years taxes. 2014 taxes to be prorated to closing dated based off 2013 taxes which totaled $1250.49 which includes $6.48 of special taxes.

Easements: Buyer to accept any and all easements, restrictions, roadways, and right-of-ways of record.

Earnest money terms: $75,000 non-refundable earnest at contract signing, made out to Kansas Secured Title.  Bidding and contract are not contingent on financing.

Closing date/place: On or before November 4, 2014 at Kansas Secured Title. Title policy and closing costs to be shared equally between Buyer and Seller.

Possession: At closing subject to tenant rights. Full possession after harvest of 2015 wheat crop.
