FROM LONGTON: S on Montgomery (becomes 220 Rd); hold right & it becomes 145 Rd & it curves west 1/2 mile to 33 Rd; S on 33 Rd. to Blackjack; W on Blackjack & follow it to Antler; West on Antler 1 mile to property.

Manner of Auction: Offering 6 tracts in multi-partial style auction subject to Seller approval

Property Description: 815 acres of prime hunting in 6 tracts loaded with trophy deer, turkey, quail & bobcat. 2450 sf. cabin/lodge, 60 x 60 shed, rural water, small hunter cabin, Salt Creek, 8 ponds scattered & heavy wooded areas with multiple meadows. Corrals and short holding pasture. Right at 1 hour from Wichita.

Crops/ FSA Infor. No crops and no FSA participation in any of these tracts.

Minerals: Are believed to be intact and will transfer to Buyer.

Tax Information: Seller responsible for 2013 and prior years taxes. 2014 taxes to be prorated to closing date dased off 2013 taxes which is posted in individual Tract information packets.  Total of all tracts taxes for 2013 are $3,567.18.

Easements: Buyer to accept any and all easements, restrictions, roadways, and right-of-ways of record.

Earnest money terms: Tract 1, $100,000, all other tracts $25,000 each, and are non-refundable and due at contract signing, made out to Kansas Secured Title.  Bidding and contract are not contingent on financing.

Closing date/place: on or before November 4, 2014 at Kansas Secured Title.  Title policy and closing costs to be shared equally between Buyer and Seller.
