This 32.4 total acres consists of approximately a 28 acre native grass pasture and 4.4 acres of short pens, barn and two sheds. The pasture has average fencing and has been used mostly for grazing and meadow occasionally. The balance consists of short pens, a 64×44 barn originally built in 1935 and is one of the last loose hay barns built in the area. There is a 74×30 ag building with box grain bins in one end and an open dirt floor shed on the other. A newer 40×60 building with full concrete floor and petitioned shop was built in 1974. There is a livestock well on this property but no lagoon or septic. There is an old
livestock scale that is not calibrated. This would be an excellent homesite to build a new home on with your farmstead already in place or combine it with Tract 2 and have your home already in place. This property is in the Conway Springs school district and would be an excellent place to raise a family with livestock capabilities. Electricity on Tract 2 and 3 run off the same meter. If Tract 3 sells independently, Buyer will be responsible to have a new meter installed by Wheatland Electric at Buyer’s expense.
