Bidding Terms and Conditions

Both properties are being sold “As-Is, Where-Is” in its present condition. Possession at closing subject to tenant rights on Tract 1, and no tenant rights on Tract 2. Tenant is responsible for all taxes on Tract 1. Tract 2 is currently tax exempt. County will establish a value and 2018 taxes will be charged to new owner from date of purchase. Earnest money of $100,000 for Tract 1 & $25,000 for Tract 2 is non-refundable and purchase contracts are not contingent on loan. Closings will be on or before August 17, 2018. Buyer and Seller to share title policy and closing costs equally. Buyer is responsible for all inspections and due diligence. Announcements made by the auctioneer during the time of the auction will take precedence over any previously printed or any other oral statements made. Successful winning bidder(s) will be required to sign all necessary legally binding purchase documents immediately upon conclusion of auction. Potential Buyers must register online or by contacting agent to receive a Buyer Information Packet that includes copy of lease. If documents are not understood, broker recommends buyer to seek competent advice. All information deemed reliable, but not guaranteed. Prospective buyers must register as a bidder to obtain a Buyer Information Packet that contains a copy of the Tract 1 lease.
